A web BIM viewer: reviewing a model with your client

A web viewer can make a building model easier to discuss with a client who does not use authoring software. Its value lies in providing a shared spatial reference for a clear conversation. Prepare the review around the client's decisions and the model's actual scope, rather than assuming that a three-dimensional view explains every architectural issue by itself.

Choose a focused review route

Identify the spaces, entrances or relationships the client needs to understand. Prepare a short sequence that moves from the overall building to a few important areas. Use plans or sections alongside the model when they communicate a relationship more clearly. Explain what stage the model represents and which details remain provisional. Avoid letting realistic-looking materials imply a completed specification when they were only selected for visual distinction or when the practice has not yet confirmed the construction choices.

Keep comments tied to locations

Record the client's observations against identifiable spaces or elements. Distinguish a question, a preference and a confirmed instruction so the practice can review them appropriately. Where a request affects the architectural design, obtain the internal decision before sending it as a modeling change. Consolidate comments rather than asking the external modeler to interpret several versions of a client conversation. A screenshot with enough context and a clear description usually gives a more usable record than an isolated comment about what was visible during the meeting.

Explain what viewing does not establish

A viewer can help people inspect geometry and communicate spatial questions. It does not automatically verify engineering, site accuracy or compliance with regulations. Tell the client when the model relies on unverified existing information or an agreed assumption. Keep the current issue visible and avoid reviewing an old export because its link is easier to find. BIM12 includes a web viewer in its offer; the website's illustrated platform views are demonstrations of that offer, not evidence of a particular live client project.

A client-review check

  • Prepare a short route through the building focused on the client's current decisions and explain which visible materials or components remain provisional at this design stage.
  • Tie observations to identifiable locations and distinguish questions, preferences and confirmed instructions before the practice decides what should become an external modeling change request later.
  • Save the reviewed model issue with meeting notes and next actions, making clear where site evidence, specialist decisions or further architectural development still limit the information available.

Summarize what the client understood, what the practice will investigate and what has been approved for further development. Link those notes to the model issue used in the meeting. The viewer becomes most useful when it supports a disciplined architectural conversation, with clear next actions and an honest explanation of the information the model can currently provide.

General guidance: each project's scope is confirmed before commissioning.
